Building Surveys and Technical Due Diligence of Commercial Property

The Building Surveying team have been providing a number of surveys for a number of commercial clients, these have included: 
  • Schedule of Condition surveys for lease purposes, prior to Clients taking occupation to their new premises.
  • Building Survey to review Building Regulation compliance to previous works undertaken by the Client representatives.






Service Charge Review

The team have been working a Client with a large commercial property portfolio,  and assisting in reviewing the existing Service Charges.  The services included:
  • Analysis of the commercial leases, and the lease clauses relating to service charges, including obligations for both the landlord and the tenant.  
  • Review of service charge budgets and existing service charges.
  •  Supported with providing advice and feedback on lease clauses.
  • Preparing a Service Charge template going forward in future leases. 
The team worked in accordance  to the RICS professional standards and guidance - Service charges in commercial property 1st ed -September 2018.

Student Accommodation

Design and construction of 200 purpose built bedrooms in a modern town house style, each block has a communal kitchen, lounge and dinning areas.   The accommodation is to be used all year round by students and external conferences attendees.  The scheme included associated external infrastructure works.  Detailed liaison with local planners, and contractors design team during Pre and Post Construction Phase.  The project achieved BRE BREEAM good, and was part funded by the Cheshire and Warrington Local Enterprise.
Contract Value: 
£9.2 Million, excluding PCSA £850,000 and Letter of Intent Works £400,000

Dilapidation Surveys


The team have been involved with a number of Terminal Dilapidation Surveys and reports:

  • For a Client in Cheshire, who has a large number of commercial office buildings in their portfolio.
  • Gloucestershire Client requiring dilapidation surveys on two of their existing  commercial premises prior to entering into a new lease, this included AutoCAD drawings of the existing premises and tenant alterations.

The team offered their technical knowledge on many matters, including review of the leases and associated documentation, and negotiating on the settlements.

Agricultural Technology Teaching Facilities and Workshops

The National Centre of Excellence for Agricultural Technology provides technology education provision.  Works included design and construction of single storey work shop block and associated neighbouring two-storey teaching rooms and offices, including a vehicular display/showroom for industry partners, and associated events.  The project was part funded by Cheshire and Warrington Enterprise Partnership and the project achieved  BRE BREEAM Good.

Sports Hall and Performance Academy

Design and Construction of a new four court sports hall and associated teaching academic rooms, changing facilities, and studio.  The facility is multi functional allowing  the facility to be used for exams, conferences and presentations.  The project was part funded by the Cheshire and Warrington Enterprise Partnership and the project achieved BRE BREEAM Good.

Steinhoff Property Group
Harveys and Benson for Bed Stores

Refit projects at various stores across the UK consisted of existing retail store strip out, new mezzanine floor, lift installation, stairs and complete building services installation, internal finishes, including bespoke joinery, and some external elevation works.

Project Role:  
Project Managers, Construction Monitoring, Cost Management, Principal Designer and Stage 1 Designer Role for Building Control and Planning Purposes.

Science Laboratory Refurbishment

Existing Science Laboratories reconfiguration/Remodelling and refurbishment works, including upgrading and replacement of building services and building fabric thermal upgrading works.  The project was part funded by Cheshire and Warrington Enterprise Partnership.  The project met the BRE BREEAM Standards and achieved Good rating.

Contract Value:  £972,000.00

3G Rugby Union Pitch and MUGA

Design and construction of a 3G artificial Rugby Union pitch and Multi Use Games Area (MUGA), complete with  sports equipment, fencing and LED floodlighting system.  The project was part funded by the Cheshire and Warrington Enterprise Partnership.  

Contract Value:   £722,000.00

  • Refurbishment Projects for Student Accommodation, lecture theatres and teaching areas, undertaking Designer, Contract Administrators role.
  • New Build Horticultural Research Glasshouses, undertaking Contract Administrator role.
  • Skills Funding Agency - Condition  Funding Works for teaching areas.  Various minor works refurbishment and maintenance works to educational buildings.  Included overall co-ordination and monitoring of the direct works for the SFA monitoring and financial return submissions.
  • Local Authorities Professional Building Consultancy Services (Framework Appointment).  Roles included Building Surveying services, Contract Administrator, Construction Monitoring, Dilapidations Surveys and Designer role.
